Being a third-generation-builder with over 40+ years of experience, you pick up a lot of practical knowledge about the building process. We recently sat down with ABN Group Managing Director, Dale Alcock, to get his hints and tips for building a new home to help you along the way.

One of the most important decisions you’ll make in the building journey is choosing who to build with. You want to be sure your beautiful new home stands the test of time for years to come. There are some easy ways to get a feel of the builder and some definite red flags to look out for.

Reputation means everything

A builder’s reputation is a vital clue to what the experience will be like. Websites like Product Review can help with this information. Ask to see homes under construction by the builder and see what the quality and cleanliness of the site is like for yourself. Also ask friends, relatives and people in the industry about their experiences.

Fixed Price Contract?

Make sure the builder has a good understanding of what your budget is and that they work to this. Get them to fix the pricing where possible, especially on costs such as site works. The last thing you need are cost blowouts.

Understand the specification

Take the time to read through the builder’s specification. This will tell you exactly what you are getting in your home and provide information on the warranties and guarantees. Remember there’s more to a home than just a plan, price and a promotion.

Ask yourself ‘What am i looking for in a builder?’

Most builders specialise in certain areas of the market so it’s important you choose one who can demonstrate they consistently deliver on what you require in your new home.

Good design is vital, but also focus on quality and service

Finding the right design for you and your family is very important to ensure it fits your needs and lifestyle. The high quality and exceptional service delivered are also essential. So when you visit a display look at the quality of the fittings & finishes and get an understanding of the type of service you would receive if you were a client.

Make sure you’re choosing a builder who not only provides a great range of excellent home designs but most importantly delivers great service and a high-quality home.

 

Hold off on signing a contract until you’re 100% ready.

You should never sign any preliminary contracts or provide a deposit until you’re 100% on the design, the builder & the price. You shouldn’t feel rushed or pressured!

Ask lots of questions.

Remember, it’s not your job to know everything about building (that’s our job!) it’s important you feel confident & comfortable. The relationship should be open and transparent. Afterall, it’s a journey toward home ownership that you will take together. Most importantly, you want peace of mind and trust in the builder you choose.
