Pre-construction - Part 1 Drafting & Approvals

The first stage of the Pre-construction phase is Drafting and Approvals. As our drafting team put together your working drawings, you’ll see your home design coming to life! To complete the working drawings there are some approvals and checks that need to be done first, these are outlined below.

Approvals

On a titled block, the first step of this stage is ordering a Site Survey. This information is essential as it provides us with all the information on land levels, land contours, trees and vegetation, water and power services, as well as footpath locations to ensure your plans are accurately drafted.

During this stage we will also order an Engineers Site Detail. This involves soil testing on your block to provide us with the necessary engineering requirements to help establish things like the footing detail required for your home’s slab

Drafting Working Drawings

Once we have received the Site Survey and Engineers Site Detail we can begin drafting the working drawings for your new home. During this time, Structerre Consulting will also complete engineering works for us and then our Estimating team will work on finalising all the earthworks and site works costs, using the information gathered on the Engineer’s Site Report and Site Survey.

At this point, we will also be preparing your HIA Building Contract, Preliminary Addenda and house pricing in preparation for contract signing.

The Drafting and Approvals Stage does take time so be patient and make the most of it by starting to think about the kind of fixtures and finishes you would like in your new home. What will your dream kitchen look like? What colour palate do you want in your bathrooms? While you have the time enjoy researching, researching, researching!

HIA Contract Signing

Once the HIA Building Contract, preliminary working drawings, preliminary addenda and house pricing have been prepared, your New Homes  Consultant will contact you and organise a time for you to come into the office to read, review and sign the documents to continue moving through the pre-construction phase.

At the meeting you will receive a Preparations Guide, to help prepare you for the next stage of this phase, your Selections Consult. 

Getting Selection Savvy

By this point it should all start to feel very real, you are well on the way toward building your own home! Once you have received your Preparations Guide you can start getting selection savvy. This involves completing your electrical, smart tech & product selections. You can take a tour of Home Collective that showcases everything you get to choose from. To help you prepare for your Electrical & Selections Consults, our Selections Consultants have created a range of colour schemes to provide you with inspiration and colour guidance. We also have great resources in our display homes and online, that you can use for inspiration, including our professionally selected internal and external colour schemes.

To give you some time to make your selections and work through the required tasks, your Pre-construction Customer Experience Coordinator will contact you to book a time for both your Electrical Consult & Selections Consult, to finalise all your new home choices.

It’s Important to Note

In order to make sure that there are no surprises down the track it is important to make yourself aware of the developer guidelines specific to your land estate. These guidelines should be provided to you by your land agent and will include product and colour guidelines required for the relevant land estate you have purchased in. To make this as stress free as possible, we will discuss this with you at your Selections Consult and interpret these guidelines to ensure your chosen selections meet the guidelines. 

FAQs

Working drawings consist of the necessary details and information required to construct your new home. A set of working drawings include: the floor plan, elevation, electrical plan, internal room layouts and site plan

Note: If your land is untitled, Celebration Homes needs to wait for the land titles to be issued from the land developer. If you have purchased an untitled lot of land we are unable to begin certain phases of the Pre-Construction process (e.g. ordering of Site Surveys and the Engineer’s Site Report) as without titles we are not permitted on the land. We will continue to complete as much as we can in the Pre-Construction process to ensure we can commence construction on your home as soon as possible from the issue of titles.

Celebration Homes only permits supply trades such as Bricklayers, Roof Carpenters, Tilers, Painters, Plasterers and Pavers to be nominated to perform works on your home. To ensure quality control of the overall finished product on your home we will request a full reference check of previous works prior to approval. It is essential this is advised upfront at the Preliminary Works Contract stage.
