how much does it cost to build your own house in Perth?

A simple question, but the answer is when it comes to house building prices, it depends on the location of your land, size of your house, floorplan design, siteworks, inclusions and the finishes you choose. Before you pay a deposit, it’s important to know what costs to expect so you don’t find yourself spending more than you can afford. Here, we’ve compiled a list of costs to look out for, so you’ll be prepared when you start your building journey.

HINT: If you’re worried about not knowing finishing costs further down the track, ask us about turnkey packages. These can be fully complete with bells & whistles like your washing line and landscaping, or part turnkey with the must-have finishes like flooring and painting included. Part-turnkey will get you in to your new home sooner and you can work out the non-essential inclusions later.

So, what are the costs of building a new house in Perth? There are 4 key costs, so we’ve explained each in a little detail below:

land costs

The price of land varies depending on the location. As a general rule, the further you are from the city, the less the land will cost. However, it can also increase the closer you are to amenities or the beach. Would you be willing to compromise on house size for your location, or do you want a larger block? Is the land titled or will there be delays? Rental costs can be kept to a minimum with timeframe guarantees but we can’t start building until your land is titled, so factor in rent costs or choose a titled block to save money!

The block you choose needs to be right for you. Some things to consider; are there amenities close by like shops and transport? How far are you from work or schools? Find out what future development plans there are. Once you’ve considered all this, you can decide if this block is the best choice.

house costs

When it comes to building prices, it’s important to know if you’re going to live in the house yourself or you’re building for investment purposes. If it’s an investment, it’s even more important to stick to your budget as the aim is to maximise your return (ROI). Think of what your rental audience wants in a house and don’t make decisions based on your own taste. A turnkey house gives you the ability to rent it out as sooner, so inclusions like air-con, flooring and painting are essential. Whereas fancy extras like a free-standing bath wouldn’t be a must-have for tenants.

If the house is for you then you can have more fun! You can include as many features as you can afford & make it a little more you. Want more extra space for entertaining? Or more bedrooms for guests or activities? Start jotting your ideas down to help you find that perfect floorplan that suits your lifestyle.

floorplan options

We have heaps of popular home designs (all built, tried and tested for practicality & every day living) Each floorplan comes with several options, so you’re bound to find one that’s a little more you.

When it comes to our new house prices across Perth, we have a number of designs under $400,000 – which give you more bang for buck and incorporate 4 beds, 2 baths & a range of floorplan options. We also have a range of narrow lot home designs which maximise space without compromising on the features you love. Such as our cleverly designed Mia 190.

siteworks

In the process of building a house, these are the costs you’ll incur to prepare your block for construction. When you choose a home & land package with us, they will be built into your package price. The most common costs are:

  • Site surveys & soil tests
  • earthworks
  • connection services
  • retaining walls

The specifics of siteworks can vary depending on the estate you’re in and its location, and what state your land is in when you purchase it. It’s important to get a list of all the sitework costs upfront. We offer fixed price work costs (HINT: make sure to look out for quotes with provisional siteworks as you could incur additional charges later) For more info on what to expect, get in touch with a New Homes Consultant here.

finishes & selections

When working out the overall cost to build a house in Perth, it’s paramount that you understand the importance of knowing what is and isn’t included. Common areas that can get expensive if you’re not prepared, are items like fixtures and finishes. Think about your list of must-have items, over the nice-to-have ones. Ask your builder what inclusions come standard with your house choice and what are considered extras (ie, not included). Every Celebration Home comes with a market-leading list of high-quality inclusions.
