There’s a lot more to building a home than picking a block of land and placing a home design on top!

A lot of compliance and research can often be required, especially when you’re looking at Brownfields blocks. There is a huge difference between Brownfields and Greenfields and not just the location.

Confused? Don’t worry we will explain the difference between Brownfield vs Greenfield areas and what you need to know when building in each.

Greenfields

A Greenfields block is typically any vacant land within a traditional estate. These are often sold by Developers who have bought the land solely for the purpose of building a new home.

The blocks are often flat, retained, have a power dome on-site, and all other services in place.

There are some benefits to a Greenfield as a lot of the prep work has already been done. As they were purchased with the sole intent of building, they are ready to go, meaning we can offer fixed site works. The shapes of the blocks are usually conventional shapes and very easy to fit any floor plan on. You’ll find these blocks further away from the city and in new estates.

Brownfields

Brownfields blocks are a bit different. Simply put a Brownfields block is any land that is outside of a traditional land estate, typically in an established suburb, that has previously been built on. This includes blocks that have been subdivided into two, sometimes three or more sites.

Brownfields require a lot more research into the block, to ensure it suitable and there are no unforeseen costs throughout the build.

The first step is checking the block for the essentials; power, sewer, water, NBN and easements. An easement is any service that runs across the block. For example, if there’s a sewer easement that runs through the block, you can’t build over the top of this! We also assess the site’s levels and anticipate any earthworks and potential retaining that may need to be done.

So before you go purchase a vacant block that has been subdivided or once had an older home on top – check with us first! We do ALL of the research for you to make sure that the block is viable for you to build on. We take care of the hard part to ensure you build can run as smoothly as possible. Often we encourage getting a site survey so we can check for easements, and look at the levels of the block to ensure there isn’t much earthwork or retaining required- don’t worry we will help you organise this.

Once we gather all of the information, we can tell you if the block is suitable and quote you for siteworks accordingly, this means you know the costs upfront. The more research we do upfront makes for a smoother, more enjoyable build journey for our clients.
